Real Estate Due Diligence

Arrowood’s professional staff has extensive experience in conducting Phase I Environmental Site Assessments (ESAs) in accordance with ASTM E1527-13 and EPA AAI.  Unlike other consulting firms, we assign Phase I ESA’s to our most experienced personnel.  We want you to have the benefit of our experience and have professionals who can evaluate the potential risks associated with the purchase.

Our experience gives us the confidence to make recommendations without always having to automatically recommend further evaluation or expensive Phase II ESA investigations.  If we identify a Recognized Environmental Concern (REC), we will spend our time explaining the identified concerns to you and explain all options in detail.  Our professionals can help you evaluate the purchase in context with your business objectives.  Our Phase I ESA experience includes performing ESA’s for national, regional, and local clients.  Examples of the types of sites evaluated include:

  • Retail Outlets and Multi-Tenant Shopping Centers
  • Office Parks
  • Industrial and Manufacturing Facilities
  • Abandoned Sites
  • Excess Governmental Properties
  • Gas Stations
  • Dry Cleaners
  • Brownfield Sites

If, during the due diligence process, evidence is found of potential environmental impacts, Arrowood personnel are trained and experienced at completing Phase II soil and groundwater investigations as well as designing and implementing cost effective Phase III remedial actions that are tailored to your business objectives.

Arrowood strives on providing added value on consulting to our clients and promise to always “Consult don’t Default”.
